Answers to the questions that come up most often when using this site. Detailed questions about specific topics (e.g. leasehold, regions) are covered in their own sections.

Does this site give financial advice?

No. Content about mortgages is general information, not regulated FCA advice. Only an FCA-authorised advisor can give you a specific recommendation for your situation — check them on the Financial Services Register.

Does this cover Scotland and Northern Ireland too?

Not fully. Scotland has its own legal system and its own property tax (LBTT), so this content doesn’t apply there. The SDLT calculator applies to England (the same tax also applies in Northern Ireland, though that isn’t this site’s main focus).

What’s the difference between the deposit and Stamp Duty?

The deposit is the portion of the price you pay from your own funds (the rest is the mortgage), while Stamp Duty Land Tax is a tax paid to the government when you buy, regardless of how you finance the purchase.

Can I get a mortgage in the UK as a Polish citizen?

Yes, but the lender will check things like your immigration status (e.g. settled/pre-settled status), UK credit history, and income — see the Mortgages section, page “What matters specifically for Poles in the UK”.

Are the calculators on this site exact?

No — they give indicative results based on simplified assumptions. Each calculator shows the source and last-verified date for the rates used, but the final amount is always confirmed by your lender, solicitor, or HMRC.

How often is the information on this site updated?

The “Legal updates” section and pages with tax rates show a visible last-updated date — check it, especially before making a financial decision.
