How this is calculated
The tax is calculated in bands: each slice of the price is taxed at the rate for its band, rather than the whole price being taxed at the highest rate reached. The first£125,000 is taxed at 0%.
First-time buyer relief raises the nil-rate threshold to £300,000, and the slice up to £500,000 is taxed at 5%. Above £500,000 the relief is lost entirely — a cliff edge, not a taper, so the whole price reverts to the standard rates.
Surcharges — for an additional property (5 percentage points) and for non-UK residents (2 percentage points) — are added to every band, including the 0% band. Both have a hard entry gate: they apply only from a chargeable consideration of £40,000. Below that no surcharge is due at all; above it, the surcharge covers the whole price, not just the excess.
The calculator does not cover non-residential or mixed-use property, multiple dwellings, purchases by companies, or leaseholds with chargeable rent. Check the filing and payment deadline in the source.
